Fort Lauderdale DR-504AFH Filing With the County

Qualifying under the Live Local Act means little until the DR-504AFH reaches the property appraiser. We prepare it, match it to your FHFC certification and unit figures, and file it with the county with time to spare, so March 1 stays a date on the calendar instead of a crisis.

Why the DR-504AFH matters for your building

Under the Live Local Act, a qualifying multifamily building can receive an ad valorem exemption on units reserved for residents earning up to 120 percent of area median income. Qualifying alone does not change the tax bill. Each tax year, the owner has to send the DR-504AFH, a form from the Florida Department of Revenue, to the county property appraiser, and the numbers on it must match the certification from the Florida Housing Finance Corporation.

Timing causes most of the trouble we run into. The county application is generally due by March 1, and the FHFC certification it relies on must already be issued. Owners who begin in February tend to discover a unit count that is off, a rent figure that is missing or a certification still in process. We begin months ahead so the savings can go into your budget as a plan, not a hope.

Properties that are not yet certified start with our FHFC Certification Filing service, and we can handle both at the same time.

What our DR-504AFH filing includes

Eligibility and unit review

We confirm which units qualify and which income band each one falls in. The exemption treats the lower band, at or under 80 percent of area median income, differently from the band between 80 and 120 percent, so getting that split right directly affects your savings.

Form preparation

We complete the DR-504AFH line by line using your rent roll, unit mix and certification details. You review a draft before anything is signed.

Cross-check against FHFC certification

The county looks for the form to agree with your Florida Housing certification. We compare unit counts, set-aside percentages and property identifiers so a small mismatch does not stall the exemption.

Supporting documents

We assemble the attachments the property appraiser typically asks for, such as the certification letter and rent information, and organize them in one clean package.

Filing and follow-up

We handle the filing with the property appraiser before the deadline and keep track of the response. If the office has a question, we answer it and keep you informed.

Signs it is time to get help with your filing

  • March 1 is getting close

If the date is weeks away and the form has not been started, there is still time, but not much room for surprises. Reaching out early gives us space to fix gaps before they cost you a year.

  • Your certification and rent roll disagree

Units were reclassified, a lease changed or a resident's income moved them to a different tier. Those changes need to show up correctly on the county form.

  • Last year's exemption was reduced or denied

A partial approval usually traces back to something specific on the application. We read the appraiser's notice and find what needs to change.

  • Nobody owns the deadline

The person who filed last year left, or the task sits between an owner, a property manager and an accountant. One clear owner of the filing prevents the most common miss.

How a DR-504AFH filing runs with us

  1. 1

    Savings estimate over the phone

We go over your property, unit count and current set-asides, then give you a straight assessment of what the exemption may be worth and whether there is enough time.

  2. 2

    Collecting documents

You get a brief list of what we need, typically the rent roll, unit mix, income tier details and any FHFC paperwork. Meet us at our office or by phone or video, as you prefer.

  3. 3

    Draft and walkthrough

We prepare the form and go through it with you line by line. Anything that looks wrong is fixed before you sign, rather than after the county points it out.

  4. 4

    Filed and tracked

We file with the property appraiser and record the date. When the county's decision arrives, we explain it and set the dates for next year.

What drives the price of a DR-504AFH filing

We base our fee on the amount of work your filing needs and walk you through it by phone before you agree to anything. You will know what the fee covers and what could raise it. A routine question from the county never comes with a surprise charge.

How many units and buildings
One building with a straightforward unit mix goes faster than several parcels or phases that each need separate figures.
Shape your records are in
Up-to-date, organized rent rolls and income data keep the job brief. Records that have to be pieced back together add time.
Status of FHFC certification
When certification has not been filed yet, we take that on as well. Handling both at once is often simpler than two separate projects.
Time left before the deadline
An early start lets us move at a steady pace. A filing started a few days before March 1 calls for more concentrated work.

Common questions about the DR-504AFH

Something not covered here? (954) 231-4229

Does the DR-504AFH need to be filed each year?

Yes. The Live Local Act exemption does not roll over by itself. Every year needs a new filing with numbers that fit the current units and certification, and our Annual Recertification service keeps that on a fixed schedule.

Can I file the county form before FHFC certification?

The county usually leans on the Florida Housing certification to support the application, so the certification has to come first. That is why we start early. If it is still pending, we plan the schedule so both are ready at the same time.

What happens if March 1 passes?

Missing the deadline can cost you the exemption for that tax year. There may be late-filing options in some cases, but they are not something to count on. If the date is close, call us and we will tell you plainly what is still possible.

How much DR-504AFH experience do you have?

We have prepared filings for about 100 Florida properties, and most included the county DR-504AFH. That history helps us spot the usual mismatches quickly, while every property is still checked against its own numbers.

Do you work with properties beyond Fort Lauderdale?

Yes. Owners in Pompano Beach, Hollywood, Lauderhill, Oakland Park and other nearby towns work with us. Nearly every step happens by phone or video, so a building a few towns away gets the same attention as one in the city.
