About Our Live Local Act Consulting in Fort Lauderdale

We help rental property owners qualify for the Live Local Act tax exemption and hold onto it as the years go by. We start well ahead of the county deadline, so you know the likely savings, the paperwork involved and who takes care of each step.

How we approach every property

The Live Local Act offers a meaningful property tax break to owners who set aside units for renters at certain income levels. The hard part is the paperwork. Certification from the Florida Housing Finance Corporation comes first, then the DR-504AFH goes to the county property appraiser, and every unit you count needs income records to back it up.

Most of the trouble we see comes from timing, not from the rules themselves. A rent roll that was never organized. An income certification missing a signature. A new owner who did not realize the exemption has to be renewed every year. Caught in the fall, those are small tasks. Found in late February, they can cost a full year of savings.

So we work on a calendar. We meet with you by phone, video or at our office, look at your units and rents, and estimate what the exemption could be worth before you put time into it. Then we map out each filing step with dates attached, so nothing lands on your desk at the last minute.

What you can expect working with us

  1. 01

    An estimate before any filing

Your first call gets you a free savings estimate based on your unit count, rents and assessed value. If the numbers do not make the exemption worth pursuing, we will tell you so plainly.

  2. 02

    A written timeline

We lay out who gathers which documents and when, working back from the county deadline. You see the FHFC step, the DR-504AFH and resident income verification on one schedule.

  3. 03

    Straight answers on eligibility

Some properties qualify fully, some partly and some not yet. We explain which units count, which income limits apply to them and what would need to change, without overselling the result.

  4. 04

    Support after the first year

The exemption is not a one-time claim. Our annual recertification and ongoing compliance support keep resident files current, so renewal season feels routine instead of rushed.

Working with property owners across Broward County

We work with clients in Fort Lauderdale and nearby cities including Wilton Manors, Oakland Park, Lauderhill, Lauderdale Lakes, Dania Beach, Hollywood, Pompano Beach and Lauderdale-by-the-Sea. Because most of our work happens by phone and video, owners who manage their properties from out of town get the same schedule and the same attention as those down the street.
